Taft Signs New Lease at The Delco in Dayton
February 5, 2025
Dayton, OH - Taft, one of the fastest growing law firms in the nation, today announced it has signed a new lease at The Delco, a historic seven-floor building in downtown Dayton, marking the property’s first commercial tenant.
The firm will occupy the top floor with more than 27,500 square feet of office space, relocating its Dayton office to 115 Madison St. in Water Street District by early 2026. Paul Miller, chief operating officer at Turner Properties Services Group, represented Taft in this transaction and Jason Woodard at Woodard Development represented the landlord.
“The Delco represents a unique opportunity to match our office footprint in Dayton with the dynamic, long-term needs of our growing firm,” said Jennifer Hann Harrison, partner-in-charge of Taft’s Dayton office. “We are excited to move into what’s becoming one of the city’s most vibrant neighborhoods and to truly reimagine Taft’s space with cutting-edge facilities that best serve our clients and our community.”
Taft is the first tenant at The Delco, signing a 15-year lease with options for expansion, which will be home to the firm’s more than 70 employees in Dayton. The building dates back to the Dayton Engineering Laboratories Company (Delco) in 1915 and was recently redeveloped as part of the Water Street District project.
Taft’s space will be designed and developed by Moda4 Design and Lehman Daman
Construction Services, and will be furnished by Elements IV Interiors. It will reflect Taft’s modern approach for its offices, featuring a variety of amenities where all offices will be similarly sized with sit-to-stand desks and access to natural light. This includes a dedicated conference center area, as well as a new café, a feature which has become popular at Taft’s offices across the country.
The agreement also includes Taft building signage which will face Day Air Ballpark, where the firm’s new offices overlook the minor league stadium for the Dayton Dragons, the High-A affiliate of the Cincinnati Reds.
Part of the mixed-use Water Street District, The Delco is owned by Crawford Hoying and offers class A office space located alongside numerous entertainment, retail, and dining destinations.
“We’re thrilled to welcome Taft as our first office tenant at The Delco,” said Zach Graham, Senior Vice President of Commercial Real Estate and Leasing at Crawford Hoying. “Their energy and trajectory as a firm is a perfect fit as this neighborhood continues to take off and expand its commercial base.”
Through a series of strategic mergers in recent years, Taft has become one of the fastest growing firms in the Am Law 100 with more than 1,000 attorneys, spanning from the Mountain West region to Washington, D.C. Today, the firm ranks as the largest law firm in Dayton.
