May 30, 2023
COLUMBUS, OHIO - Crawford Hoying is thrilled to announce that construction has commenced on a new infill speculative warehouse located in a highly-desirable site near the east side of Columbus, Ohio. The building will be the first large class A warehouse project constructed in the neighborhood in more than 40 years.
“Unlocking the value of complex infill sites is a core competency of Crawford Hoying,” said Nelson Yoder, principal, Crawford Hoying Development. “The site’s great location initially caught our attention, and a deeper dive revealed its potential.”
The new warehouse will be easily accessible to Interstate 70, the new Intel Chip Fab and the entire Ohio region. Additionally, an American Electric Power (AEP) substation is adjacent to the future development which can provide up to 10 MW of electricity to the building.
The speculative development will offer 205,000 SF of space with the floor plan being divisible into as many as four tenant suites starting at 36,000 SF. Additionally, the warehouse has a clear height of 32’ and an ESFR (Early Suppression Fast Response Fire Sprinkler Systems) sprinkler system. The development also includes 225 parking spaces adjacent to the building and a supplemental parking area that supports up to 350 additional auto parking spaces or 100 trailer parking spaces.
“On behalf of my team, we’re excited to work with Crawford Hoying on the marketing of the Outerbelt Street project,” said Joel Yakovac, SIOR, Colliers. “It’s in a great pocket of industrial space along the east side of town, well located to a dynamic, educated workforce. Its access to the freeways at E. Broad and I-270 will afford users great access to all points within Columbus MSA, as well as all final destinations within the greater region.”
Crawford Hoying has once again partnered with Contegra Construction to build this industrial building. Construction is now underway with a scheduled completion of spring 2024.
