Crawford Hoying Development proudly partnered in downtown Dayton to transform the vacant riverfront into a mixed-use neighborhood. Since opening in 2016, there is a new pulse found in the modern community built around urban living for ultimate go-getters, hardcore baseball fans and active lifestyle achievers. Here, along the water, the excitement around this development is palpable. Water Street is strategically located across the street from Riverscape Metropark, next to the Dayton Dragons Stadium and beside the Mad River Recreation. Residents and workers of Water Street District are within walking distance to entertainment, restaurants and bike trails for convenience.
A focused development strategy brought a complimentary mix of uses to the neighborhood, with the goal to activate the streets with day and night users. The first buildings to open were the PNC-anchored office building and Water Street Apartments, which brought daytime workers, 215 new homes and many more residents to the neighborhood. The former Delco Building was transformed into Delco Lofts, a 133-luxury loft style apartment building that opened in 2017; a 98-key Fairfield Inn & Suites recently opened - the first new hotel developed in downtown Dayton in more than 20 years; and Lock 27 Brewing opened its second home on the first floor of Delco Lofts.View the Water Street District Site

Estimated Development Completion
Crawford Hoying's sister company Brackett Builders kicked off construction on Water Street District in March 2014 by breaking ground on the office building. The second Phase of the development is nearing completion and the first residents in Water Street Flats moved in this past summer. The focus has now turned to the historic Delco Lofts building that will welcome the first residents in early summer of 2017.
We were thrilled to announce in January 2014 that our lead tenant for building one at Patterson and E Monument is PNC Bank having located their offices for the Dayton region at Water Street District. We couldn't be more pleased to partner with PNC Bank and appreciate their contributions to the Water Street District community.
