Water Street District

Crawford Hoying, Brackett Builders and Woodard Development have proudly partnered with the City of Dayton to transform the vacant riverfront into a vibrant and walkable mixed-use neighborhood—Water Street District. With a strategic location adjacent to RiverScape MetroPark and surrounding the Dayton Dragons ballpark, Crawford Hoying and Woodard Development worked with the city to create a plan that would stimulate growth in the urban core. 

Crawford Hoying and Woodard Development worked with the city to implement a Public Private Partnership financing structure that included a mixture of grants, abatements and guarantees. A focused development strategy brought a complimentary mix of uses to the neighborhood, with the goal to activate the streets with day and night users. The first phase of the project was largely residential and its success was vital to the continued evolution of this area. With a significant new residential population as well as several new restaurants, larger scale commercial development was possible. The second phase of the project brought new commercial office space, additional residential and ground floor retail/restaurant space as well as an upscale hotel.

Water Street District is now home to Class A office, retail/restaurant space, structured parking, a brand new AC Hotel by Marriott Dayton and a 98-key Fairfield Inn & Suites, the first hotels developed in downtown Dayton in decades. In addition, the neighborhood offers an extensive amount of for rent residential units across a diverse mix of properties including Delco Lofts, Water Street Apartments, Monument, The Sutton and Centerfield Flats.
